Moving!
You own a home.  You want to sell it, and buy another home.

As you may realize, that's not always straightforward.

Many people would like to...
1. See a home they would like to buy.
2. Enter into a contract to buy the home, contingent on selling their home.
3. List their home for sale.
4. Enter into a contract to sell their home.
5. Close on the sale and the purchase.

But... on Step 2... many home sellers aren't going to be that excited to enter into a contract for you to purchase their home if it is contingent on you selling your own home.  

After all, they are just moving from needing to sell their home... to needing to sell your home.  They have control over the pricing, preparation and marketing of their home... but they don't have control over the pricing, preparation and marketing of your home.

And so... this often brings us to the question of how flexible you are willing to be in order to sell and buy...

1. Are you willing to list your home for sale before knowing that there is a home you'd like to purchase?

2. Are you willing to move out of your house into a rental if your house sells and we haven't yet found a home for you to buy?

3. Are you willing to finance the purchase of your new home without the proceeds of your current home sale?

Selling and buying all at the same time can be done... but we need to talk about what is the most important to you relative to timing, risk and flexibility.
