
If you price your home right, it'll sell fast. That's the theory, anyway.
But "fast" doesn't mean the same thing at every price point. The certainty around how fast a home will sell (go under contract) often changes depending on where you fall in the market.
More Buyers, More Predictability
At the lower end of the market -- an entry level home in Harrisonburg or Rockingham County -- you'll have a big pool of potential buyers. When lots of buyers want the same thing, the outcome gets more predictable. If we price your home well, we can make more assumptions about how quickly your home will sell.
Fewer Buyers, More Guesswork
But what about a higher price point... $600K... $800K... $1M+. The higher the price climbs, the smaller the buyer pool. Fewer people can afford your home if it's worth $600K or $800K or $1M+. So even if the home is priced fairly... the number of buyers who might show up this month could be two. Or it could be zero.
Timeline Impact
When I'm discussing time on the market with a seller, our conclusions (guesses) depend a lot on where we are on the price spectrum.
For a well priced starter home, we'll likely assume it the house will go under contract quickly, if it is priced well, prepared well and marketed well. For a higher end property, it's less certain how quickly it will go under contract... even if it is priced well, prepared well and marketed well.
What This Means For You
If you're selling a higher priced home, build in some patience. A slower start doesn't necessarily mean something's wrong. It might just mean we're waiting on the right buyer to show up, and there are fewer of them out there.
If you're buying in that higher price range, don't assume a home that's been sitting a while is a red flag. Sometimes it's just... a smaller pool of buyers.
