But on the day before we go live, most sellers are wondering... how quickly will buyers start requesting showings of my home?!?
In the first day, or in the first week... will you have one showing, or five, or ten, or none at all?
In most cases, the speed at which buyers first come see your home is largely out of our control. It's influenced by things such as the size of the buying market in your price range, the desirability of your neighborhood, and how many similar homes have come up for sale over the past six months relative to how many buyers have been waiting for exactly this kind of opportunity.
Yes, your preparations help. Yes, top notch marketing helps. Yes, pricing matters, a lot. But the number of early showings is also largely influenced by an unseen variable... how many buyers are out there right now, quietly hoping a home just like yours hits the market.
So what does this mean for you?
If you get five or ten showings in the first week... that's a great sign. Hopefully your home sells quickly.
If you get zero, one, or two... don't despair. All is not lost. It may simply mean there aren't as many buyers currently looking for a home in your location, your neighborhood, your property type, or your price range. That's not a reflection of your home, and it's not something preparation or marketing alone can manufacture. Sometimes the buyers just aren't there yet... but that can change.
