See It Fast?
I have had the chance to sit down with several prospective first-time home buyers over the past month and they have asked me some great questions.  Here's one of them...

A new listing just hit the market, and it could be a good possibility for you... how quickly should we go see it?

It depends.

It depends on how much we think you'll like it, and it depends on how quickly we think it's going to sell.

If it's a so-so listing...

We can go whenever it's convenient for your schedule. No need to rearrange your work commitments or social engagements for a house that's fine, but not exciting. It typically doesn't need to be a rush for a house that clearly seems to be a maybe and not a YES!

If it looks amazing...

This is a different story. If we haven't seen anything close to this exciting (for you) when it comes to the location, price, condition and more... even if you have a busy day at work... I'm probably going to encourage you to try to find 30 minutes somewhere, today instead of tomorrow.  Why the urgency? Because in the current market, the homes that check every box for you as a buyer often check a lot of boxes for other buyers too. If you're excited, there's a good chance someone else will be too.

So... how fast should we go see that new listing? 

Fast enough to correspond with how much you like it, and how quickly we think it'll be gone. Not every listing needs to be seen on the day it is listed for sale, but some houses will inspire you to make that happen.
