Competing Listings
When you're thinking about how we might price your home, here's a question we might want to consider...

Are there more exciting homes on the market at a lower price than yours?

If yes -- you're probably overpriced. If no -- you may be in good shape.

Buyers aren't just evaluating your home in isolation. They are typically comparing it to everything else available in your segment (location, property type, etc.) of the local market. If another home offers more square footage, a nicer kitchen, a better location -- all for less money? Most buyers will prefer that other house.

Pricing decisions can sometimes feel complex.  You've put time and money and care into your home -- and that matters -- but the market doesn't always weigh those things the same way you do. Prospective home buyers are looking at value relative to everything else they could buy today.

So before we settle on a number, let's take a look around at the competition. If you were a buyer with your budget, would you choose your home over what else is out there?

If you hesitate on that answer, we should hesitate on moving forward with our planned list price.
