Finalize Closing Details
Schedule Final Walk ThroughYour Buyer Representative will coordinate your final walk through of the property with you and the seller. This walk through usually takes place within 24 hours prior to settlement.
Conduct Final Walk Through
The final inspection of the property should occur after the seller has vacated the property. The purpose of this walk through is:
- To be sure that all included appliances, HVAC and plumbing, are in working order.
- To ensure that the property is free and clear of debris, broom clean, and in substantially the same condition as date of contract.
- To ensure that any contractual obligations have been met.
Review The Settlement Statement
The settlement statement is also commonly known as the HUD-1 statement. The settlement statement gives a line by line accounting of all funds involved in the transaction. It is important for you to review this information in careful detail with your Buyer Representative.
Obtain Cashier's Check For Settlement
The settlement statement will give you a total amount needed to bring to closing. This amount will need to be brought to closing in the form of a Cashier's Check obtained at your financial institution.
Directions To Settlement Office
Make sure you have received directions to your settlement company, either from the company or your Buyer Representative.
