Inventory Levels
Inventory levels have increased steadily over the past few months...

April 2025 = 176 homes for sale

May 2025 = 212 homes for sale

June 2025 = 234 homes for sale

July 2025 = 260 homes for sale

Looking back... the last time we saw inventory levels this high was back in 2018 and 2019.

A variety of related thoughts follow...

1.  This four month increase in inventory levels (April - July) could certainly reverse itself in the coming months.

2.  Inventory levels dropped rapidly during the Covid-19 pandemic, and despite starting to increase between June 2023 and October 2023, they then declined again after October 2023.  Perhaps we are just now returning to pre-Covid inventory levels?

3.  The market did not seem to be over supplied back in 2018 and 2019.

4.  Buyers certainly have more choices at any given time now than they have in quite a few years!

Buyers - Enjoy more options, hopefully, in your price range.

Sellers - Be mindful of the size of your market and the competition when pricing your home for sale.
