Specific details are still relatively limited, but the Harrisonburg Redevelopment and Housing Authority is planning a LARGE development on land that stretches from Erickson Avenue to Garbers Church Road.
Here are some of the details that have been made public thus far...
- The development would be located on 84 acres shown above that is adjacent to or in very close proximity to Harrisonburg High School, Bluestone Elementary School, Heritage Oaks Golf Course, Hillandale Park, Walmart Supercenter and much more!
- The Housing Authority describes it as a $100 million project.
- The Housing Authority is finalizing a proposed site plan and other details which will be submitted to the City for review by staff and then for public hearings by Planning Commission and City Council.
- The development would feature properties for rent as well as for sale.
- The development will potentially include single family homes, duplexes, townhomes, apartments and garden style homes.
- The development would also have some non-residential portions such as service businesses in the ground floor of some apartment buildings. Examples provided were eateries, child care, educational services, job and work force training, heathcare, etc.
- The rental properties would be limited to households with income at or below 60% of area median income - though some may target the workforce population with the potential of rental eligibility being up to 80% of the area median income.
- The properties for sale would be aimed towards households with incomes between 80% to 120% of the local area median income.
- The development would be accomplished (developed, built) in partnership with an outside development group.
- The $100 million of funds needed to accomplish this project would be sourced from "low-income housing credits, potential private equity assistance, grants and revenue from home sales" per the Daily News Record article linked below.
