Wait, what? There aren't any homes for sale in that neighborhood??

But, yes, this is a typical phenomenon... no homes for sale in a given neighborhood.
So, what then are you to do if you want to better understand what options you might have for buying in the ____ neighborhood?
Often, the best predictor of the future can be gleaned by looking into the past.
It's certainly not an exact science, but the next five homes to come on the market for sale in ____ neighborhood are at least somewhat likely to be similar to the last five homes to sell in that same neighborhood.
Certainly, this will be truer in neighborhoods with less variation in homes (age, size, style) and less true in neighborhoods with greater variation in homes -- but you get the idea.
So, as you gaze out into the very, very small number of homes that are available for sale right now, perhaps will be more helpful to look backwards at past home sales to give you an idea of what types of houses at what types of prices might become available in the future.
