Bluestone Land, the development entity behind
The Colonnade (in downtown Harrisonburg) and
Preston Lake Apartments (currently under construction) is proposing to build 142 apartments at the intersection of Blue Ridge Drive and Country Club Court.

The current owner of the property (alongside the proposed developer) is requesting that the property be rezoned from R-1 to R-5 and is asking for a special use permit to allow for more than 12 units per apartment building.
Here are some further details of this proposed community...
- One of the parcels included in this proposal has been used as a commercial truck terminal since 1975 despite being zoned R-1. The other parcel is vacant.
- The proposed 142 unit development is on a 7 acre parcel.
- The development would include an on-site community center, swimming pool and other recreational amenities.
- The development would consist of one, two and three-bedroom apartments, some with lofts.
- Per the developer, "the majority of the units will be two-bedroom, two-bath units designed to attract younger professionals, empty nesters, and other renters by choice"
- The developer's proffers would restrict the occupancy to either a family or not more than three unrelated persons.
- City staff recommends denial of the rezoning and special use permit request.
- City Planning Commission will review both requests on Wednesday at their regular meeting.

Updated 2/11/2021: Per the 2/21/2021 Daily News Record, the Planning Commission recommended denial of this rezoning request and City Council sent the request back to Planning Commission for further review.
