It depends on how much perfect that house is for you...
...and how rare that perfection is...
How Perfect
- If that new listing has absolutely everything you are dreaming of in a house, and is within your budget, it sounds like a perfect match! You might want to move quickly towards making an offer!
- If that new listing has a lot of the things you are looking for in a new home, but is far from perfect, then you likely don't need to think about making an offer as quickly. It will be OK if that not-quite-perfect-for-you house slips away and is bought by someone else.
How Rare
- If there are rarely houses coming on the market that match most or all of your criteria for a new home, but this new listing does, then it sounds like a rare find. You should make an offer quickly because it's hard to know when another house that works so well for you will come on the market.
- If houses come on the market all the time that would work for your needs, and if someone buys this new listing another will probably be listed for sale next week, then you likely can take your time deliberating about whether to make an offer.
Sometimes a house is just perfect for you - and for some buyers, that rarely happens. If that's the case - you should be ready and willing to move forward quickly with an offer.
The speed of your decision making should align with how perfect and how rare of an opportunity each new listing is for you and your needs and wants.
