Focusing in just on the City of Harrisonburg for a moment...
Home Sales Slow -- There have only been 379 home sales in the past 12 months in the City of Harrisonburg, as compared to 423 home sales in the previous 12 months. This is a 10.4% year-over-year decline in home sales activity in the City.
Prices Rise Sharply -- The median price of the homes sold in the past 12 months was $215,000 which is 13.22% higher than one year ago when it was $189,900.
What does it all mean?
- Buyers hoping to buy in the City of Harrisonburg are finding fewer options in recent months as compared to a year ago. Be ready to be patient as a buyer, waiting for the right opportunity to come along -- and then be ready to pounce quickly on new listings, as it is not likely to last long.
- Sellers should be careful not to overprice their homes, but can be optimistic about selling their home for a decent bit more than they would have sold it for a year ago!
