It turns out that leaves aren't the only thing falling in Massanutten in the Autumn months -- home sales are also falling -- though only slightly.
The analysis above is to answer the question of one of my clients who had heard that home sales usually show a strong up tick in the Fall at Massanutten Resort.
The data above is showing the average number of contracts signed per month over the past three years. Here's what I'm finding:
- Compared to August -- yes, September and October and November are technically all stronger months for contract activity. The month when a Massanutten homeowner is LEAST likely to contract to sell their home is in August. Somewhat surprising!
- When combining months into three-month seasons, Fall (Sep-Nov) is the slowest season of the year for properties going under contract in Massanutten, though only slightly slower than Summer. Again, somewhat surprising!
- Winter (avg = 5.2) shows the second fastest pace of contract activity after Spring (avg = 8.7) for contract activity in Massanutten Resort. Yes, again, surprising.
Every year is certainly going to be different, but it would seem that the only up tick seen in Massanutten home sales in the Fall is when comparing that contract activity to the typically slow pace of buyer activity in August.
