The owners of two parcels on Lucy Drive are applying for a rezoning to allow for a mixed use development to be built on the corner of Lucy Drive and Deyerle Avenue.
Here is the intended site plan...
Here are some basic details, per today's Daily News Record article (see below) and from the rezoning application:
- The land is currently zoned R-3, for medium-density residential use. This current zoning allows for medical and professional offices. It would also allow for 41 detached homes OR 62 duplex units OR 124 townhouses. The current zoning would allow for buildings to be up to three stories tall.
- The landowners are requesting a rezoning to a high-density use.
- The properties are bounded by commercial buildings north and east and residential dwellings west and south.
- The developer plans to build four buildings, each with three to four levels - with retail and offices on the first level and apartments on all of the upper floors.
- Neighboring residential property owners are concerned that this will end up being a student housing complex.
- The developer indicates that they do not intend for this to be student housing -- but rather, housing for professionals.
- The 107 apartments are intended to be (57) four-bedroom apartments, (37) three-bedroom apartments, (10) two-bedroom apartments and (3) one-bedroom apartments.
- City staff recommends that the land be rezoned as per the landowners' request.
