Contracts have been strong over the past several months, but what has been going under contract? By the numbers, the following is the break down of the properties currently under contract:
- 79 properties under $200k
- 30 properties between $200k and $300k
- 13 properties between $300k and $400k
- 6 properties above $400k

The graph above, however, shows how the number of properties under contract in each price range compares to the total number for sale. A few observations:
- The under $200k market continues to be the most healthy as to the balance between buyers and sellers.
- Even though the percentage (7%) isn't too much lower than other price ranges, the very small number of homes under contract above $400k is somewhat surprising.
