Selling In The Dark?You shouldn't have to!

When selling a home, there are things going on around you, in your segment of the real estate market, every week.  But it's often difficult to discern what is taking place, and how it might affect you...
  • Have new properties come on the market? 
  • How do they compare to your home?
  • Have any comparable properties been reduced in price?
  • How do they now compare to your home?
  • Did any properties go under contract?
  • How do they compare to your home?
  • Did any properties sell and close?
  • How do they compare with your home?
Context is the key to understanding how a constantly changing market affects your efforts to sell your home.  If you know the context you can make better selling decisions...
  • Should we change our asking price?
  • By how much?
  • How quickly should we expect to sell our house?
  • Which homes are our direct competition?
A few months ago I started to try to address this for my seller clients.  Every two weeks (+/-) I send each client a snapshot of where there home fits into their segment of the market, including an overview of the changes in the past two weeks.  They are then able to have an accurate context within which they can make better home selling decisions.
