Will You Be Willing to Adjust Your Asking Price?

Price Adjustment
Let's say we price your home as fairly as we possibly can based on highly similar homes that have recently sold in our near your neighborhood.

We crunch the numbers and conclude it would be reasonable for a buyer to pay $475K for your house.

We list your home for $475K.  We have interest, and showings, but none of the buyers are willing to make an offer.

Will you be willing to adjust your asking price?

The alternatives, generally, would be to...

1.  Wait for a buyer who has already viewed your home is ready to make an offer.

2.  Wait for new buyers to consider your home.

3.  Adjust your list price to try to either cause a buyer who has already viewed your home to make an offer, or to attract new buyers to come and view your home.

There's no right answer here... some sellers will wait... some sellers will adjust their list price.

If you are going to adjust your list price, it will become a question of when, and by how much.

Your decision might be guided by what time of year it is (relatively to the seasonality of the market) and/or how quickly you'd like to get to closing and to the next stage of your life.
