Oof
These days, common feedback after showings flows something like this...

1.  The house is great!
2.  The list price seems fair!
3.  The monthly payment is painful!

When we're selling your home, we are going to try to present it in the most favorable light possible... preparing it well for photos and showings... and pricing it reasonably based on recent sales of similar homes.

That will likely lead us to receive the first two bits of feedback above... the house is great, and the price seems fair.

But...given current mortgage interest rates... if a buyer is financing any meaningful amount of the purchase price... the third bit of feedback is likely to follow as well... the monthly payment is painful.

What, then, are you to do as a home seller?

Options would seem to include...

1.  Wait for a buyer who has enough income whereby the monthly payment does not seem painful.

2.  Wait for rates to come down, to make monthly payments less painful.  This might be a long wait.

3.  Be willing to sell your house below the price that recent comparable sales point to for the potential market value of your home.

Some sellers these days will need to decide whether to hold out to wait for a buyer that can and will pay the price that is suggested by recent comparable sales... or whether to go ahead and get things moving along at a lower price point to make the payment more feasible for buyers given current mortgage interest rates.
