We're rolling into the second half of September... which means... if you want your home to sell this year (2026) then you should be taking action soon.

Late September = prepare and photograph

Early October = on the market

Late October = under contract (or November)

Late November = sold (or December)

Today = adjust pricing, presentation or marketing

Late September = under contract (or October, or November)

Late October = sold (or November, or December)

The main things to remember are that...

1.  Every home is not going under contract immediately upon hitting the market.

2.  It typically takes 30 to 60 days to get to closing once under contract.

So... if you want to sell your home in 2026... we should be making (and finalizing) a plan very soon!
