
The price of your home will be one of the key factors in determining how many buyers will consider it. Over the past year in Harrisonburg and Rockingham County, 96% of buyers paid over $200K - which is nearly the entire market. Move up to $300K, and that pool drops to 70%. Move up to $400K, and it drops to 33%. By $600K, it's down to just 10%. By $1M, it's 1%.
This is why homes in low price ranges tend to sell faster, with more certainty, and higher priced homes take longer and come with more unpredictability. Clearly, the more buyers who can afford your home, the more competition will exist and the greater the likelihood that the right buyer shows up quickly. Fewer buyers able to afford your home means it might take more time to sell your home.
