As mentioned last week, inventory levels are on the rise.  There are around 250 homes for sale right now, compared to only about 175 just four months ago. 

Perhaps at least partially because buyers have more options... we're seeing more homes go under contract this July than last July.

Last July we saw 96 homes go under contract in Harrisonburg and Rockingham County... compared to 127 this July!

That increase in contracts signed hasn't necessarily taken a big bite out of available inventory yet, but it's a welcome sign for the larger number of homeowners trying to sell right now.... buyers are buying.
